Was able to get buyer under control and close on a property. Key is to lay out clear expectations on what buyer should expect and what they are looking for,.

Special notes

Buyer is Aunt of referral. Buyers style of transaction made it difficult as they reached out directly to seller a few times without discussing with listing and selling agent. I have done follow up and as of 9/23 Buyer has signed documents and returned for closing and has not asked or shared with me to review HUD1 settlement statement.

Also Noted Commission is 35%/65% split as referral from Andy Morris for Niece that provided the buyer. Total $3,600 - $2340 to agent
